Buyer’s Home Inspection
John will carefully assess and review each accessible major system and component in your future home. He utilizes industry specific measuring and monitoring tools for a deeper understanding of your equipment’s function and condition. Your attendance is recommended for a clearer understanding of your future home and it’s systems. Assessments include:

Pre-Listing / Seller’s Inspection
Do you want to get the most out of your property? Before you list it, be sure to book a professional Pre-Listing Inspection! During this walkthrough, we’ll conduct the same thorough inspection as the Buyer’s Inspection service. This will give you invaluable knowledge about what to repair versus what to disclose, along with making it easier to set a price that will entice buyers to move quickly.
New Construction Inspection
No matter how good your home builder is, they’re almost certainly going to miss a few things or make a few noteworthy mistakes. Therefore, we encourage you to protect yourself with our New Construction Inspection service. We will assess every system and component to ensure that it’s all in proper working order and was built with proper materials and methods. The inspection results will assist you in creating a punch list for your contractor.
Home Maintenance Inspection
Don’t make the mistake of thinking that a home inspection is a ‘one and done’ procedure. Instead, be sure to schedule at least one Home Maintenance Inspection per year to keep your house in good shape. We’ll assess all the major systems and components to determine if they’re still working properly or if repairs are needed. You’ll also get a heads up about any systems that may need to be replaced in the near future.
Re-Inspections
The initial home inspection service provides lots of critical information about the current condition of the property. From there, it’s standard for buyers to create a home repair addendum.
This inspection covers items which were not assessed during the initial inspection, whether this was due to inaccessibility, incomplete installation, or inoperable condition. This would also include properties with inactive utilities during the initial inspection.
Radon Testing
According to the EPA, exposure to radon gas is the second leading cause of lung cancer in the U.S. We will test the radon gas levels for 48 hours using electronic measurement devices and email the results, including an hour by hour graphing of the results.
WDI / Termite Inspection
Wood-destroying insects such as termites cause billions in damages annually in the U.S. alone. Included with the standard home inspection, we will inspect for all evidence of wood destroying insects common to the area including termites, carpenter ants/bees, and powder post beetles. Also any damage noted from these insects will be reported.
Water Quality Testing
Periodic testing for contaminants and bacteria in well water is recommended and in some cases required. Our home inspector is licensed to take a water sample, which will then be analyzed in a lab for your safety.
Septic Flow Testing
A faulty septic system can result in a very expensive repair. Doing a septic flow test can give you assurance that the system is functional at the time of the inspection.
Water is run into the tank for 30-45 minutes totaling approximately 75 gallons per bedroom. The level inside the tank is monitored for signs of backup as are the interior plumbing fixtures. If the effluent level is maintained throughout the testing period, the system is considered to be functioning within normal parameter.
Environmental Testing
Having a pleasant living environment requires much more than just a nice neighborhood and comfortable furniture. That’s why we’ve partnered with a subcontractor to provide you with easy access to the following tests:
Lead Paint – Detects the presence of lead paint in the home.
Mold – Looks for any mold to help you avoid allergies, health issues, and expensive future repairs.
Air Quality – Without good indoor air quality, your family can suffer from increased issues with their health and allergies.
Well Flow – Does the well on your future property have a strong enough flow to meet your water needs? This test will find out!
